Lititz Borough was voted “America’s Coolest Small Town” out of 924 small towns in a survey by Budget Travel, and this Lancaster County gem is well deserving of this title. Working with a local Steering Committee and community stakeholders, TCA was entrusted to help Lititz amend its Zoning and Subdivision & Land Development ordinances, a process that we saw through to adoption in 2010. One feature of the TCA-drafted amendments was a Form-Based Code “General Manual of Written and Graphic Design Standards”, a comprehensive combination of text and graphic elements that are enforced as part of the required Zoning and Subdivision provisions. These Standards, intended to preserve, perpetuate, and enhance what is already working in Lititz, govern everything from parking location and design, to the adaptive reuse of historic structures, to innovative stormwater management techniques. For this work, TCA was awarded an Envision Leadership Award by the Lancaster County Planning Commission. (TCA also received an Envision Leadership Award in 2011 for our work in Penn Township, the only firm to have received this award in consecutive years.)
