A short distance from Pittsburgh and one of the fastest-growing communities in Pennsylvania, Cranberry Township sought to direct development in a logical, sustainable, and fiscally responsible manner while creating unique communities that would be both functional and inviting. TCA assisted the Township to establish four Community Character Development zoning districts intended to facilitate a variety of residential, commercial, and resilient mixed-use neighborhoods that will meet the Township’s desire for high quality urban design. More than 40 such design elements are demonstrated in the TCA authored Manual of Written and Graphic Design Guidelines, and projects that adhere to these Design Guidelines have already been built, including an AutoZone that exhibits a shallow setback, fencing with brick piers, a sidewalk seating area, a decorative crosswalk, and generous landscaping.
