Claymont, Delaware was a struggling community along Route 13 that nonetheless retained a committed network of caring residents, businesses, and public officials. Through a series of public workshops, TCA helped this diverse group develop a unified vision for a revitalized Town Center and vibrant presence along Philadelphia Pike. The resulting Redevelopment Plan with Design Guidelines set the stage for many ongoing successes, including the much-anticipated redevelopment of a 67-acre site of neglected, 1920’s era apartments into a new walkable, mixed-use neighborhood center. Another notable collaborative success was the building of a 2-story Dunkin’ Donuts (2nd floor residential!), featuring a shallow setback, parking to the side of the building, and an outdoor seating area.
